GURU = MASTER of Real Estate
In order to become the real estate Guru you have to specialize in an area, there is no way possible you can master an entire city. What I mean by specialization is I want you to become the master of a farm area or should I say farm areas. And a farm area is not a farm. A farm area is a subdivision could be right in the middle of a city or I can be outside of the city, but a farm area represents seeds. You will plant some seeds and you will harvest these seeds over time and eventually your crop will bloom. And when I mean CROP I mean COMMISSIONS $$$.
You’re going to base your decision on the conversion rate of people that move in and move out. if people are not moving out and they’re just staying in a subdivision then you could be wasting lots of time. A good example is the Memorial area of Houston where the conversion rate is between 10 to 14 years. It’s a great area to farm, however if you are new agent you need to make some sales in the next 12 months. You need to have more opportunities. So I highly recommend that you select the farm area where the conversion rate is egg least every 2 to 5 years.
In this podcast we’re also talking about becoming the master of social media. And that includes Facebook, Instagram, Snapchat, YouTube and anything else that comes up. Social media is here to stay and it’s only getting stronger and stronger every single day. In the next podcast will talk about mastering social media which will be awesome.
